Two transparent options for your investment

Direct Notarial Ownership

Property shares are registered through a notarial deed. You are a real co-owner with full legal rights. Your share is registered in the land registry and you can sell or transfer it freely.

Transferable Tax-Free Shares

Alternatively, invest through a private contract between the parties. This structure is fully private and secure: Timeless does not disclose ownership information publicly. You can transfer or sell your shares tax-free, instantly to other owners on our platform or to any outside buyer, with no restrictions.

Management Fee

The management fee is 10% on gross revenue, significantly below the market average (20-30%). It covers management and operational coordination only. Cleaning, maintenance, laundry, and other operating costs are separate and charged independently.

How to use them

These nights can be booked any time of the year at no stay cost, subject to availability. They are not limited to a fixed season or restricted window.

What is the minimum investment?
The minimum investment is €20,000. There are no maximum limits.
How is revenue distributed?
Revenue is distributed quarterly in proportion to your ownership share, net of all operating costs (management, cleaning, utilities, OTA fees, maintenance).
Can I sell my share?
Yes. With notarial ownership, a deed is required; with internal shares, transfers are private, quick, and tax-free, either to other owners on our platform or to any third party.
Who handles maintenance?
Timeless coordinates ordinary and extraordinary maintenance, but those costs are not included in the 10% management fee.
What are the risks?
Like any real estate investment, there are market-related risks. However, our track record shows consistent returns and Timeless's direct participation aligns our interests.
