Direct Notarial Ownership

Property shares are registered through a notarial deed. You are a real co-owner with full legal rights. Your share is registered in the land registry and you can sell or transfer it freely.

Timeless Puglia Internal Shares

Invest through internal shares managed by Timeless Puglia. This model simplifies entry and exit: you can transfer or sell your shares tax-free, quickly through our internal platform.

Management Fee

The management fee is 10% + VAT on gross revenue, significantly below the market average (20-30%). This covers complete operational management: marketing, bookings, check-in, cleaning, maintenance.

What is the minimum investment?
The minimum investment is €20,000. There are no maximum limits.
How is revenue distributed?
Revenue is distributed quarterly in proportion to your ownership share, net of all operating costs (management, cleaning, utilities, OTA fees, maintenance).
Can I sell my share?
Yes, in both models you can sell or transfer your share. With notarial ownership a deed is required; with internal shares the transfer is quick and tax-free.
Who handles maintenance?
Timeless fully manages ordinary and extraordinary maintenance, included in the management fee.
What are the risks?
